This is the order we work in on every exterior. Skip a layer and the paint peels. We do not skip layers.
Repair the wood
Rot gets cut out and replaced. Sound wood gets sanded smooth.
Prime it
Bare wood drinks paint unevenly. Primer seals it so the topcoat lays flat.
First coat
Full coverage, brushed or rolled into every edge and joint.
Second coat
The coat that makes it last. One coat is a shortcut, and shortcuts peel.
